Downing Granted Planning Permission for 555-bed PBSA near Brighton

Downing, a student accommodation developer, secures planning consent for a 555-bedroom block near Brighton. The purpose-built accommodation will feature 397 student cluster rooms, 130 self-contained studio apartments, 18 accessible studios, and 10 accessible cluster rooms.

Initially declined by Lewes District Council due to concerns about height, design, and proximity to the South Downs National Park, Downing Students and landowners, Matthew Bennett and Richard Bennett, appealed to the Government's planning inspectorate.

The inspectorate approved the development despite concerns about its size and impact on the Amex Community Stadium's aesthetic. Tp Bennett, the architectural firm behind the design, received commendation for ensuring the scheme wouldn't compromise the area's character.

Emphasising sustainability, the project aims for a BREEAM 'excellent' rating. The development addresses air quality concerns, with Downing providing an accepted revised assessment.

Located close to Brighton and Hove Albion Football Club's stadium, the student housing will rise on the former Benett's Field car park, aligning with the National Planning Policy Framework's directive on under-utilised land for housing when supply is constrained.

This approval marks a significant step for Downing's plans to create purpose-built student accommodation, despite initial objections, contributing to the area's student housing needs while meeting sustainability benchmarks.
